LOCATION | DARLING HARBOUR
IBIS Hotel, Northern Development.
The northern development consisted of the IBIS Hotel and Darling One Apartments which included Class 2 residential and Class 3 managed apartments.
The development was built over the existing Wilson Carpark and presented a number of challenges.
Parking system required integration between the Wilson Parking control, The Northerns Access Control systems and of course Intercom for when the remote control for after-hours access was forgotten. This was further integrated with lower level Boom gates separating the public Wilson parking station from the residential parking facilities.
This project represented one of the first projects in Sydney with multiple stakeholders and the need for a services strategy meeting the Energy & Maintenance costs of multiple cost centres. These included:
- Accor IBIS Hotel;
- One Darling Harbor - Strata Plan;
- One Darling Harbor – Accor Managed Apartments;
- SOPA Pedestrian access areas;
- Wilson Parking;
- Shared and common facilities.
The team developed a strategy for the Building Management Statement and provided a Functional Brief to SOPA for procedures around parking and maintaining pedestrian access.
Further challenges were met with custom luminaires designed specifically for the project.
